With urbanization in Southeast Asia projected to reach 70% by 2050, the region faces mounting pressure to build cities that are livable, low-carbon, and culturally relevant. In this lecture, Wibowo Muljono, President Director of Astra Property—named one of BCI Asia’s Top 10 Developers 2024—presents a tropical design philosophy that connects sustainability with social and ecological resilience.
Two key residential developments demonstrate this vision. Altea BLVD in Cibubur integrates native plant conservation, productive green areas, and microclimate regulation strategies. It features a rainwater management system capable of retaining over 52,000 m³ annually, while also offering pedestrian, bike, and transit connectivity within 400 meters—supporting low-emission mobility. Complementing this is Asya, a 79-hectare lakeside township in East Jakarta. It employs a 39.85% public green area ratio, habitat restoration with native trees, and microclimate controls through green buffers and low-absorption paving. Water-sensitive design enables 43.8% of water needs to be met through recycled and rainwater systems, while walkable street grids, bicycle lanes, and safe public paths promote health and wellbeing. Its community strategy includes eco-lifestyle programs and cultural integration at the neighbourhood level. Also highlighted is Menara Astra, a LEED Gold commercial tower advancing energy savings, solar generation, and zero-waste operations. Public realm efforts such as Tebet Eco Park—winner of the Indonesia Green Award and President’s Design Award Singapore 2023—complete Astra Property’s blueprint for regenerative city making. From design to digital tools like My Astra Property App and APQ, this lecture offers a grounded Southeast Asian perspective on sustainable growth where people, place, and the planet are equally prioritized.
